Booking & Payments
Cottages are booked based on availability. To secure a reservation, one night's deposit per room is required at the time of booking and must be made with a valid credit card. Included in this is a $25.00 per room, non-refundable booking fee. The balance is due at check-in. If you so choose, you may pay your balance in any other acceptable form of payment and your credit card will not be charged.

Returned Check Policy
If you have paid your balance by check, and in the unlikely event that your check is returned for insufficient or held funds, we will debit your checking account electronically for the face amount of the check PLUS $30.00. This policy allows us to resolve the problem without reporting you to a credit bureau and harming your credit rating. The transaction will appear on your bank statement, and no one will have contact with you about payment.

Cancellations
Our policy is intended to be fair to our guests, yet prevent the loss of income to our business. Due to our small size, cancellations do affect us significantly. Once we reserve a guest cottage for you, we remove it from the market, refusing all other requests. Below, we have listed our cancellation refund/fee schedule.

7 Days or more of the scheduled arrival	Full refund of deposit less $25.00 per room.
Less than 7 Days of the scheduled arrival	Forfeit full deposit.
Less than 24 hrs notice or No Show	Forfeit deposit and remaining balance.

Changing Your Reservation
Changes to a reservation 14 days or more from the scheduled date may be made without additional charge with full transfer of deposit.

Changes made less than 14 days before the scheduled date are subject to the above-listed rules of cancellation unless we can rebook the room for that date. Cancellation of the revised reservation at anytime will result in the forfeiture of your full deposit.

Check-In
Check-in time is by appointment only between 3 p.m. and 7 p.m.  We, on occasion, need to be away from the B&B.  So, when you provide us with an approximate time for your arrival, we arrange our schedule to be certain that we are here to greet you and orient you to the property.

Arrivals after 7 p.m. MUST be scheduled in advance by a least one day. We understand that problems can and do occur during travel.  So, if you find that you will be arriving later than your stated time, please call as soon as possible to make other arrangements for check-in.

Early Check-Ins
Absolutely no early check-ins.  A service fee of $25.00 will be charged to early arrivals unless prior arrangements have been made.

Checkout
Checkout time is 11 a.m. unless you purchased the Lazy Morning Package when you made your reservation.

Occupancy
Each guest cottage contains one queen size bed and is suitable for occupancy by one or two guests only. Due to space limitations, we cannot accommodate a third guest in a single cottage. If there are more than two persons in your party, you will be required to reserve the second cottage, if available. Guests who attempt to exceed this occupancy limitation will be turned away and forfeit their full deposit.

Discounts
Discounts offered by Oak Creek Bed and Breakfast are applicable to stated room rates only and not to special add-on packages. Add-on packages are provided by independent business operators that are not directly affiliated with Oak Creek Bed and Breakfast, LLC.

Promotional Codes
Promotional codes are only valid for reservations booked online and must be redeemed at the time you make your initial reservation.

Early Departure Discount
There are no discounts for early departure.

No Breakfast Discount?
Breakfast is complimentary. There is no rate discount if you elect not to eat breakfast.

Pets
Regretfully, we cannot accommodate pets. No exceptions. We do not accept guests who plan to leave their pets in the car during their stay. Should you arrive with a pet, you will be turned away and forfeit your full reservation. We have made special arrangements with Morton Small Animal Clinic for our guests to board their pets.

Children
Out of respect for all our guests, children are not allowed. No exceptions. Oak Creek is an adult getaway (18 years & older). Should you arrive with a child, you will be turned away and forfeit your full reservation.

Damages
Guests are responsible for any damages, replacement, additional cleaning or loss caused by guest smoking or other abuse to our guest cottages or property, without further authorization.

NO CANDLES, PLEASE!
Seriously, we understand the romance and mystique of having candles lit and scattered about the room and around the bathtub. However, because of the very real potential for a fire hazard, we ask that guests not bring candles to use in the confines of their cottage. Please be advised that the smoke alarm in each room is hardwired and will sound in both cottages should anything set it off.

Non-registered Guests (Guests of Guests)
For the comfort of our registered guests, we reserve the right to request that persons not registered to stay here leave by 10 p.m.

Smoking Policy
In order to provide the best environment for our guests, Oak Creek B&B permits smoking OUTDOORS ONLY in the designated areas: covered porches, decks and campfire area. A refurbishing penalty fee $100 will be charged to guests who choose not to honor the "no smoking indoors" policy. Smoking in the woods is forbidden due to forest fire potential.

Alcohol Consumption
Reasonable consumption of alcohol is permitted. You are welcome to BYOB. A corkscrew and glasses will be available for your use. Please drink responsibly.

Concealed Handguns
We respect the right of individuals to carry concealed handguns with a legal permit. We request that anyone exercising this right keep their weapon concealed at all times. Improper display or discharge of any concealed weapon on Oak Creek Bed and Breakfast property will be reported to the Henderson County Sheriff's Department. If you are asked to leave, you will forfeit the remainder of your reservation.

Quiet Time
Most come to Oak Creek for the seclusion, peace and quiet. Out of respect for all guests, we ask that guests observe a quiet time from 10 p.m. until 8 a.m.

Languages
The proprietors speak English. All the policies and text on our web site were written in English as the prevailing and only language. The translations from online translation software may not be exact and should not represent any conflict or commitment from the original text. We are not responsible for differences, misinterpretation or confusion as a result of any translated text.

Release
By acceptance of these policies, Guests agree to indemnify, defend and hold harmless the owners of Oak Creek Bed and Breakfast, L.L.C. and its representatives from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage or injury to Guests and occupants, and licensees of Guests. Owner recommends that Guests obtain and carry insurance to protect personal property.

Guests or their personal property, including vehicles, are not insured by the property owners against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Please read and understand our policies before making your reservation.
